50% of the Rental Amount, plus a refundable security deposit of $250.00, is required to hold the reservation. Your reservation is not secure until the full amount is received.
Payment is requested by Personal Check or Money Order when reservation is confirmed.
Your reservation is confirmed upon receipt of the down payment, deposit and signed lease agreement. Therefore, timely execution and mailing is necessary in order to confirm your reservation.
The balance of the total rental amount will be due 30 days prior to arrival. |

Security Deposit: |
A $250.00 damage/reservation deposit is required to hold the reservation. The deposit will not be applied toward rent, but will be refunded provided that the following conditions are met:
The Lessee will keep the premises in as good repair as found at the inception of this lease (wear and tear arising from a reasonable use of the same, and damage from the elements occurring without fault or neglect of the Lessee excepted), as at the expiration of lease term.
- No evidence of smoking inside the cabin is detected.
- No evidence of pets having been inside the cabin is detected.
- All contents of the cabin are accounted for by maid service.
- No excessive cleaning is required.
Should damages be incurred, Lessor will provide Lessee with written notification and documentation of damages and related charges necessary to restore property to its original condition. |

Cancellation: |
Full refunds will be granted for reservations cancelled 30 days or more prior to arrival (holiday season exception noted below). For cancellations made 15 to 29 days prior to arrival date, ½ the total rental amount will be forfeited. If a reservation is cancelled 2 weeks or less prior to the arrival, no refunds will be made*.
After 11/1 no refunds will be granted on cancellations of reservations for dates between 11/15 and 1/15*. Deposits will not be returned for these dates after 11/1
* Partial refunds may be granted at the sole discretion of the owner based on recovery of lost revenue through re-booking of unit. For additional protection, we recommend that you purchase Trip Cancellation Insurance. There are many websites that offer this type of coverage including http://www.insuremytrip.com.

Maximum Occupancy:

The Lessee agrees that no more than 8 people will occupy the premises (maximum of 6 adults). You must state the number of guests, adult and children, when making reservations. Failure to observe this requirement will result in forfeiture of your security liability. |
